Lease Terms

What are the minimum and maximum lease terms?

Lease durations range from 1 month to 12 months.

Can I extend my lease?

Extensions may be possible, depending on availability, for up to a maximum of 12 months.

Can I move in mid-month?

Yes. Leases begin on either the 1st or 15th of the month.

Cancellations and Early Termination

Is there a charge if I break my lease early?
  • Before the start date:

    • With 30 days or more notice: No penalty.
    • With less than 30 days' notice: The $500 security deposit may be forfeited.

    After move-in (early termination):

    • Tenant must pay a termination fee equal to two (2) months’ rent.

Security Deposit and Rent

How much is the security deposit?

$500, refundable after move-out if there is no damage or excessive cleaning required.

Is the security deposit applied to the first month’s rent?

No. The security deposit is separate from rent.

When is rent due?

Rent is due on or before the 1st of each month. Payments received more than 5 days late will incur a late fee.

How much is the late fee?

5% of the total monthly base rent.

Utilities and Amenities

Are utilities included?

Yes. Utilities and internet service are included in the rent.

What amenities are included?

All apartments are fully furnished and include kitchen essentials and linens.

Can I bring my own furniture?

No. Due to limited space, personal furniture cannot be accommodated.

What appliances are included?
  • All units include a stove, refrigerator, and microwave.
  • The Vue: In-unit washer/dryer and dishwasher.
  • Highland Montgomery: Some units include dishwashers; laundry facilities are on-site.
  • Johnson Apartments: Laundry facilities are on-site.

Parking

Is parking included?
  • Johnson Apartments: A Rutgers parking permit is required. Contact Rutgers Transportation Services at (732) 932-7744 or visit parktran.rutgers.edu.
  • Highland Montgomery: Parking is included. A parking sticker must be obtained from the Property Manager and displayed when parking.
  • The Vue: Parking is not included. Contact the New Brunswick Parking Authority at njnbpa.org. (Gateway Deck is located directly behind the building.)

Occupancy and Guests

What is the guest policy?

Guests may stay up to two weeks, provided the maximum occupancy is not exceeded. Guests staying longer than two weeks must be added to the lease as occupants.

Do you assign roommates or rent individual rooms?

No. Leases are for the entire apartment, and roommate matching is not provided.

Pets

Can I have a pet?

No. Pets are not permitted.

Insurance

Do I need renter’s insurance?

Tenants are responsible for their personal property. Rutgers assumes no liability for loss, destruction, or theft. Renter’s insurance is recommended.

Mail and Deliveries

Where do I pick up my mail?
  • Johnson and Highland Montgomery: Mailboxes are located outside the building.
  • The Vue: Mailboxes are located in the lobby.
  • Mailbox keys are provided at move-in.

How do I request maintenance or repairs?

Submit requests during business hours through the Rutgers Call Center at 848-445-1234 or online at ipo.rutgers.edu/university-fac.
